We offer sunroom additions, four season sunrooms, three season sunrooms, patio enclosures, screen room installation, custom sunrooms, patio conversions, and related residential construction services in Palm Beach County and surrounding areas.
All services are subject to a signed written contract between the customer and Royal Palm Beach Lanai Sunrooms & Patios. No work will begin without a signed contract and the required deposit on file.
Written estimates provided by Royal Palm Beach Lanai Sunrooms & Patios are based on the information available at the time of the site visit. Estimates are valid for 30 days from the date of issue. Final pricing is confirmed in the written contract signed by both parties before work begins.
Estimates are not binding quotes. Final project cost may vary if unforeseen site conditions are discovered during construction - for example, existing structural issues, utility conflicts, or soil conditions that require additional work. We will notify you in writing of any change order before performing additional work.
Permit fees, HOA submission fees, and costs imposed by Palm Beach County or any homeowners association are the responsibility of the customer and will be itemized separately in the contract.
Construction start dates are scheduled after permits and any required HOA approvals are in hand. We will provide you with an estimated start date once all required approvals are received. Start dates may shift due to permit processing delays, weather conditions, or material lead times.
If you need to cancel or postpone a scheduled project, please notify us in writing as soon as possible. Cancellation terms - including any applicable fees or deposit forfeitures - are set out in your individual contract. Weather-related delays do not constitute a cancellation by either party.
Payment terms are set out in your signed project contract. Typically, a deposit is required before work begins, with additional payments due at defined project milestones, and a final payment due upon project completion.
Final payment is due upon completion of the project and passing of any required county inspections. Invoices not paid within the time period stated in your contract may be subject to late fees as specified therein.Royal Palm Beach Lanai Sunrooms & Patios reserves the right to suspend work on projects where milestone payments are not received on schedule.
Royal Palm Beach Lanai Sunrooms & Patios will apply for required building permits with Palm Beach County on behalf of the customer. The customer is responsible for obtaining any required HOA approvals before permit application. We will assist in preparing HOA submission documents upon request, but the customer must submit and follow up with their HOA directly.
No construction will begin prior to receipt of all required permits and approvals. Delays caused by permit processing or HOA review do not constitute a breach of contract by Royal Palm Beach Lanai Sunrooms & Patios.
